We all know that sometimes Home Inspectors get a bad reputation, but Sam@PROhio gets an “A” Customer Rating in Quality, Communication, Responsiveness, Punctuality and Professionalism. Sam also made the time to answer a few questions from my client 2 days after the inspection regarding a couple pictures in the report. Sam clearly has construction knowledge that gives clients a balanced view of the inspection results. (i.e. he doesn’t downplay real concerns, nor alarm or dramatize minor problems that are easily fixed). Great price-point too.

Sam is a great inspector! Spot on with pricing and is affordable for clients and repeat clients. He is very thorough during his inspections and very knowledgeable. You get same day general home inspection reports. He also makes sure clients understand how things work, what to look out for and any major issues that comes about when he completes him inspections. The home inspector we had was Sam Saleh. He was polite however was an hour early to an already early appointment which caused unnecessary stress to homeowners who are already anxious about the whole process. The main issue was the items he listed on the report. He stated our roof was 5-10 years old when it was done not even two years ago, he claimed a toilet was loose but it was just the toilet seat, noted we needed to cut a bush that was too close to our AC unit, and several other minor cosmetic superficial items that have no barring on the structural integrity of the house. Our opinion is that he did not find anything important wrong but felt the need to add things to the report. The biggest indicator that he is not a seasoned home inspector is that he pointed out that the “Electric cooktop burner would not light. Recommend an appliance repair contractor”. Sorry to have to tell you Mr. Home inspector, but it is an induction range which means that you MUST have a pot or pan on the element in order for it to heat up.

Wesam was amazing! He was extremely responsive and quick to schedule our inspection. Very personable and we appreciated the advice/ honesty he provided to us. We are first time home buyers and he was extremely willing to answer all our questions in great detail and even give recommendations. Our report was delivered to us same day and was so organized. The pictures were high quality and notated in full detail. The experience was pleasant and we will always recommend Wesam to anyone looking for an inspection (:

Sam is a straight shooter but respectful at the same time. He cares about his clients and wants them to know the truth about the property they are investing their hard earned money in. Sam genuinely cares about placing people in a home that may contain issues, therefore he provides his quality knowledge and expertise on whether the issues are worth correcting and how to fix them in a cost effective way.

Sam did a great job and was very informative throughout the process. I would recommend him to everyone.
